As emergency rental assistance winds down, eviction filings are eclipsing pre-pandemic highs, according to Eviction Lab. Missouri is on pace for roughly 23,000 annual filings versus a ~15,000 pre-COVID baseline (about +53%), and Massachusetts is running ~3,237 filings per month against a ~2,600 pre-pandemic norm (about +24%).

Filings in tracked states are running well above their pre-pandemic norms.

The most expensive form of turnover

Each eviction is the most expensive form of turnover an operator can absorb. On top of our $4,250/unit turnover cost — and the 70% of non-renewals that cite maintenance — the takeaway is consistent: catching problems early, through payment plans and faster maintenance response, is cheaper than the vacancy that follows a filing.
